FAQ
Frequently asked questions
Plain answers about how InventoryKit works today.
The basics
- What is a property inventory?
A property inventory is a written record of a property and what is in it, room by room, with the condition of each item. A Check-In inventory is made at the start of a tenancy. It gives you and your tenant a shared record to refer back to.
- Who is InventoryKit for?
Independent landlords in England who want to create a professional inventory themselves, without hiring an inventory clerk.
- Does InventoryKit replace a professional inventory clerk?
No. It is a way to do the inspection yourself, with structure and a professionally formatted report. Deposit scheme guidance says evidence prepared independently is usually strongest, and that detailed, dated photographs and the tenant’s opportunity to review matter. InventoryKit helps with the detail and the record, but cannot promise any outcome in a dispute.
- Do I need professional inventory experience?
No. InventoryKit lists the rooms and items, asks you to rate condition and cleanliness in a consistent way, and shows what is missing before you send the report for review.
- Does the tenant sign in InventoryKit?
No. InventoryKit does not collect tenant signatures and has no tenant accounts. You share the PDF with your tenant yourself.
- Does InventoryKit give legal advice?
No. InventoryKit records what you tell it and helps you produce a clear report. A completed report is not legal certification, and InventoryKit does not guarantee that a report meets any legal requirement.
Creating your report
- Which report types does InventoryKit cover?
Check-In, Midterm and Check-Out. Each has its own title, checks and PDF, and each costs the same.
- Can I add my own photos?
Yes. You attach your own photos to the item, key or alarm they show, and they appear in the report.
- Can I edit the report before I finish it?
Yes. Until you finish the report you can change anything. Checking and previewing never lock or send anything.
- Does a Midterm copy my Check-In?
It can reuse the rooms and items of an earlier report, so you do not rebuild the property. None of the earlier observations or photographs are copied: you record what you see now.
- What does a Check-Out compare?
If you choose an issued Check-In, each item shows the Check-In observation beside what you record now, and you choose how it compares: unchanged, changed, cleaning required, damage noted, missing, added, replaced, repair or replacement suggested, or fair wear and tear. Those are your assessments. InventoryKit does not decide fair wear and tear, liability or deposit deductions. Without a Check-In, a Check-Out records the current condition only and makes no comparison.
- Does InventoryKit send the report to my tenant?
No. You download the PDF and share it with your tenant yourself, in whatever way you choose.
Finishing and changes
- What happens when I finish a report?
The report is saved as a fixed version, with its photographs, so the record cannot be quietly changed afterwards. You can then pay to unlock the final PDF.
- What if something needs correcting later?
Make a controlled correction from the finished version. The original is kept exactly as it was and the corrected report is saved as a new version.
- Do I have to send the report to my tenant for review first?
No. You do not need to wait for a review period before you can pay for and download your PDF.
Paying
- How much does it cost?
£55 per completed report, for Check-In, Midterm and Check-Out alike. No VAT is charged.
There is no subscription. Creating, editing and previewing are free.
- When do I pay?
When you want the clean final PDF. You do not pay to create, edit, check or preview your inventory.
- What does payment include?
Payment unlocks the professionally formatted final PDF of that report. One purchase covers legitimate later corrections to the same report. It does not cover other reports.
- Can I access my information without paying?
Yes. You can open and work on your inventories and preview them without paying.
- Can I get a refund?
See our cancellations and refunds information. Because the final PDF is a digital product made available straight away, special rules apply once you have downloaded it.
